What to Know During Construction
If you are like a lot of our customers, this may be your first experience with a major construction project and you are wondering what to expect. The most important point to be aware of is that there is no way we can complete your project without some inconvenience to your family or business. As experienced local remodeling contractors, we will take all steps necessary to make sure your construction project progresses and completes in an orderly, professional manner.
Scheduling
We will make every effort to schedule your project at a time that is convenient to all parties involved. If you would like to request a specific date, call our office and we will try to accommodate your request. Otherwise, we will call to inform you of both delivery dates of material and the start date of work.
Weather Conditions
Should your project be delayed due to bad weather, we will notify you of schedule changes. We are fully prepared in case the weather should unexpectedly turn bad during your project. The crews will seal all open roof and wall areas to prevent water from entering your home, and we will resume work as soon as the weather allows.
Material Delivery
Material will be delivered on a large truck from our respective supply houses. If you have specified to your sales representative where you want the material the supply house to be, we will place it there. If not, please indicate on day of arrival, or have them call us immediately. Please remember that the delivery staff does not work for our company.
Communications
If you have any questions or problems during your project, please call the office and speak with your sales representative. Our office hours are Monday through Friday from 7:30 a.m. to 4:30 p.m. Someone is on call to take your call seven days a week, 24 hours per day. We do request that you call at reasonable hours if possible.
Advertising
We place a sign in the yard at all projects that we do, unless you or your subdivision request us not to do so. We are proud of our work and the job we do. Our yard signage is one of our largest lead generators. People believe what they see. Thank you in advance for allowing us this courtesy.
Wiring, Plumbing & Air Conditioning
Electrical, plumbing, telephone, security, air conditioning and any other service lines should not be installed within three inches of the roof deck. If you are aware of any such lines, we must be notified immediately. We cannot be held responsible for the puncture of improperly installed lines within three inches of the roof deck. We will, however, help you find a reputable contractor and work with the contractor to expedite the repairs and maybe save you some money on the repairs.
Light Fixtures, Mirrors & Pictures
These items can fall if not firmly attached to walls or ceilings. We suggest that you check to make sure these items are secured. If in doubt, take them down. We cannot take responsibility for any contents or fixtures within your home. Small cracks or crow feet will sometimes appear in older plaster or in cases where the attic space between the sheetrock and plywood is very minimal as with vaulted ceilings. These cases are often caused by the vibrations of the hammers and equipment being used and are unavoidable. We cannot assume responsibility for these damages as there is no way of controlling or keeping these things from happening. Rest assured that this does not happen often.
Roofing
When we remove your existing roof or roofs, debris will fall through your lathe or decking into the attic. You will need to cover any items in the attic which you think would require protection. There will be a thorough clean-up of the exterior of your premises. However, it is simply impossible to make sure that every nail gets picked up. Mowing the lawn prior to the installation will help maximize the amount of nails that the magnet will pick up.
Access
Your contract price was calculated with the understanding that we will be allowed access to the driveways for our trucks and equipment, as well as electric and water. If any plugs are not available, please run an extension cord under a door or through a window. Please let us know in advance if we need to bring a generator. Arrowhead is not responsible for any driveway damage which might occur. It is rare to have any problem; however, some driveways were built improperly, and some have unseen sinkholes. If you have any knowledge of any structural defects, please let us know.
Trees & Shrubs
If you have any branches hanging within six feet of your roof deck or siding, some trimming may be necessary. Our men will cut those limbs which limit our ability to do an efficient and workmanlike job. In some cases, you may prefer to have the tree or trees trimmed professionally before we begin construction. Be aware that ground shrubs will need to be trimmed by you prior to painting or installing new siding.
Chimney Flashing
If the chimney flashing cannot be waterproofed once work begins, an additional charge may be added to the contract price to replace the flashing or counter flashing unless otherwise stated in your contract. Sometimes, on older homes, the brick on the chimney will settle and sometimes cause cracking, which may cause leaking later on down the road if it is not already leaking.
We can only assume liability for the flashing around the chimney that we change out. If we see a problem, we will let you know immediately and inform you of your options and how we might be able to assist you with additional repairs. As a standard, we change out the step flashing and base flashings when we re-roof your project.
Solar Panels
Arrangements to remove solar panels from the roof are the sole responsibility of our client unless otherwise stated in your contract.
Roof Vents
Upon completion of your roofing project, please check all interior connections of your furnace and hot water heater vent pipes. These pipes have a tendency to be dislodged when re-flashing the bases. We will be happy to check them on the last day of the job or at final inspection time if you are available and provide us access to the attic. Any cost involved after completion of the project and receipt of final funds will be the responsibility of the client. If any vents are changed above the finished roof deck, we request that the client to call our office to schedule the work with the mechanical contractor so that the owners warranty remains valid with our company.
Leftover Material
Our proposals are based upon a complete job. Any leftover material is the property of Arrowhead. We customarily over ship a small quantity of material to ensure adequate supplies for our crews to complete the project.
Project Inspection
Your project is inspected daily by salesmen and staff. Upon completion, your salesman will make a final inspection on your job. We ask that you notify your salesman, prior to making your final payment, of any and all items which may concern you. We want you to be 100% satisfied with your construction experience with us.
Payment
The payment for your project is due in full upon completion unless other prior payment arrangements have been made at time of contracting your job. If this is an insurance job, we require payment of your first insurance check received and deductible the day of completion. If recoverable depreciation has been withheld by the insurance company until the job is completed, we will file with the insurance company to request the release of your depreciation check. This check must be submitted to us upon your receipt of funds. However, we must be paid in full within 30 days of completion per contract terms. Once the job is paid in full, you will receive the receipt and warranty papers on your project. All warranties and discounts given by the company are void per contract terms should contracts not be paid in full per its terms and conditions.
Warranties
Your construction project will be covered by two warranties:
- Workmanship: This is our warranty. It covers defects in craftsmanship. The specifics of the warranty are outlined in the contract that you signed. Our warranty is transferable one time within the first year of completion of your job.
- Material: This warranty is issued by the manufacturer and covers the material which was used. This warranty will be mailed to you within 7 to 10 business days after we receive payment in full for your job.
Please note all warranties will only be honored once the job has been paid in full in accordance with the terms and conditions of your executed contract.
